Project Scouting & Deal Finalisation

Buying the right property is the most important facet of property development. Putting in the necessary due-diligence upfront while buying a property is paramount – ensuring that the buy is objective and purely numbers-based, with a clear view on potential yield achievable on the site.

Design Development & Townplanning

It is critical that the design and planning brings out the optimum use of development site. The key is to treat each site on its merits and customise the design approach to maximise yield. We work with and manage the consultants involved in the Design Development & Town-Planning process, acting as the lead consultant on client’s behalf , ensuring that the design response supports the clients’ required yield

Construction Tendering

Choosing a builder could be quite daunting, especially understanding the various jargons and specific builder language. We manage the construction documentation with the design consultants including the working drawings, engineering and structural design and finalise inclusions and the build specifications. We manage the construction tendering process with the shortlisted builders to finalize the construction contract

Management of Construction Works

Manage the builder’s site management planning, both in terms of quality and cost/ time schedule, on your behalf. Periodic project reporting and administration is provided throughout the length of the construction phase - including RFIs, variations, budget and cashflow requirements, etc.

Pre-Sales and Marketing

Sales is a critical part of a property development project and having the right marketing strategy is key to ensuring top dollars for our clients. We manage the development of advertising and marketing collateral such as floor plans, 3D renders, specialized photography and creative copywriting that suits the development needs. We will liaise with multiple sales consultants to provide global marketing and deliver the best results for the client
